Swimming Pools & Trampolines: Liability Considerations and Coverage

Swimming pools and trampolines can make a backyard more enjoyable, especially for families. However, they also come with increased risks — and serious liability concerns that homeowners need to understand.

Both pools and trampolines are considered "attractive nuisances" by insurers. This means they can attract children — even trespassers — and pose a high risk of injury. As a homeowner, you can be held legally liable if someone is injured using them, regardless of whether they had your permission to be there.

Because of this risk, many insurance companies have specific rules about insuring homes with pools or trampolines. Some may require safety features, like fencing with a locked gate around pools or secure enclosures for trampolines. Others may limit or exclude coverage entirely unless certain conditions are met.

Homeowners insurance typically includes personal liability coverage, which may help pay for legal expenses or damages if you’re sued. However, the standard coverage limit may not be enough for high-risk items like these. To ensure full protection, it’s wise to consider increasing your liability limits or adding a personal umbrella policy, which offers extra coverage beyond your base policy.
