Home insurance protects against unexpected damage, but many losses can be avoided through regular maintenance and planning. Here’s

how to prevent some of the most common home insurance losses:

1. Water Damage

CAUSE: Water damage is often caused by burst pipes, sump pump failure, roof leaks, or appliance failures. Damage caused by excessive water inside your home can lead to mold and costly repairs.

PREVENTION TIPS: Inspect plumbing for leaks, clean gutters regularly to prevent clogs, have a sump-pump battery and/or back-up, and use water leak detectors.

2. Wind and Storm Damage

CAUSE: High winds, hail, and storms can damage roofs, siding, and windows.

PREVENTION TIPS: Inspect your roof annually and repair it when needed, trim trees that overhang your home, secure outdoor items or remove free-standing items, like patio furniture if a storm is forecast. Install storm shutters in hurricane-prone areas.

3. Theft and Vandalism

CAUSE: Intruders rob you of your belongings or vandalize your home.

PREVENTION TIPS: Install a security system, use motion-sensor outdoor lighting, draw curtains or blinds to prevent intruders from seeing inside your home, and always lock doors and windows. Ask neighbors to monitor your home when you travel.

4. Fire Damage

CAUSE: Fires can result from cooking accidents, electrical issues, or heating malfunctions.

PREVENTION TIPS: Install and test smoke alarms regularly, keep a fire extinguisher or fire blanket in your kitchen for quick access, avoid overloading extension cords, clean your dryer vent regularly, and have an electrician inspect older wiring.

5. Liability Claims

CAUSE: Injuries to guests on your property, like slips or dog bites, can result in liability claims.

PREVENTION TIPS: Keep walkways clear of hazards, install sturdy stair handrails, repair floor divots, and secure pets to avoid injuries.
